Payment and booking

A deposit of 25% is required to make a reservation. The deposit should be paid within 3 working days to secure the booking. A booking is only confirmed by us when we have sent you an email confirmation of your booking and received your deposit in cleared funds. The balance is required 8 weeks before the start of your stay.

If the date of your stay is less than 8 weeks away, payment in full is required at the time of making a reservation.

Non-payment of the balance of the rent on or before the due date is construed as a cancellation.

Payment is accepted by card or by direct online bank transfer. Cheques are generally not accepted.

A fully refundable damages deposit of £100 is required by cheque for the Corner House, Hay on Wye.  The cheque will only be cashed  at the end of the stay in the unlikely event of proven damage to the property.


We recommend that you take out your own cancellation insurance.

If you cancel a booking at least eight weeks before the Arrival Date, your deposit will be returned to you minus a £25 administration charge.

If you cancel a booking once the balance has been paid and less than eight weeks before the Arrival Date you will lose your deposit and you may also lose the balance. The balance will only be repaid if we are able to re-let the cottage . There will be a £25 administration charge.

Arrival and departure times

Arrival is from 3.00pm except for the Corner House in Hay, where arrival time is from 4.00pm. 

Departure time is strictly by 10.00am. The only exception to this is for 2 day weekend bookings, arriving on a Friday and leaving on a Sunday, when departure time is 2.00pm.


You may not exceed the stated occupancy. The names and numbers of each party are taken at the time of booking, and cannot be exceeded for legal and insurance reasons. We may refuse to allow you to occupy the cottage or require you to vacate the cottage if group numbers exceed that maximum number and/or the number of guests which you told us would form your party.

Your Obligations

You should keep the Cottage and the furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition. You will be held responsible for any damage incurred by you to the property and /or its furnishings.
Please leave the Cottages tidy and clean on departure – cleaning materials are supplied for this. Alternatively we offer a service for those guests who prefer not to tidy up, which costs £40 per cottage. If you leave your Cottage in a mess we will levy a £40 cleaning charge.

You may not smoke in any of the properties.

We accept one dog by arrangement in the Old Barn. Please bring bedding and towels, and wipe muddy feet. Please not that your dog is not allowed on the furniture, or upstairs, and should never be left unattended in the cottage. There is an additional £25 charge for a dog.
