Terms and Conditions

Payment and booking:

A deposit of £100 is required to make a reservation.  The deposit should be paid within 3 working days to secure the booking.  A booking is only confirmed by us when we have sent you an email confirmation of your booking and received your deposit in cleared funds. The balance is required 8 weeks before the start of your stay.

If the date of your stay is less than 8 weeks away , payment in full is required at the time of making a reservation.

Non-payment of the balance of the rent on or before the due date is construed as a cancellation.
Payment is accepted via bank transfer.  Cheques are not accepted unless arrangements have been made.


Cancellation:

There is a £25 booking fee for changing a booking that has already been confirmed. If you cancel a booking at least one month before the Arrival Date, all monies will be returned to you.
If you cancel a booking less than one month before the Arrival Date you will lose your deposit and you may also lose the balance. The balance will only be repaid t if we are able to re-let the cottage.
Arrival and departure times:
Arrival is from 3.00 pm. You will be notified at the time of booking. Departure time is generally 10.00am, except for 2 day weekends ending on a Sunday, when departure time is 12.00 midday.  

Occupancy:

You may not exceed the stated occupancy for any of our properties unless prior arrangement has been made. The names and numbers of each party are taken at the time of booking, and cannot be exceeded for legal and insurance reasons.  We may refuse to allow you to occupy the cottage or require you to vacate the cottage if group numbers exceed that maximum number and/or the number of guests which you told us would form your party. 

Your Obligations:

 You should keep the Cottage and the furnishings, kitchen equipment, crockery, glasses, bedding and towels clean and in good condition.  You will have to make payment on demand for all damage caused by you. 

Please leave the Cottages tidy and clean on departure – cleaning materials are supplied for this.  Alternatively we offer a service for those guests who prefer not to tidy up, which costs £40 per cottage.  If you leave your Cottage in a mess we will levy a £40 cleaning charge.

You may not smoke in any of the Cottages.
You must not cause any damage to walls, doors or windows of the Cottage.
You must not do anything that may reasonably be considered to cause a nuisance or annoyance to us or to any other occupier of neighbouring premises.  We may require you and your group to vacate the Cottage if you are too rowdy.

Pets:

 One dog is welcome per cottage unless prior arrangements have been made. There is an additional charge of £25.  Dogs must be kept downstairs, and off the furniture at all times. They should not be left unattended or left to roam the grounds.
